Post Title:Site Manager

Reporting to:Business Manager

Responsible for:The day to day running of the school site, including, but not limited to, statutory requirements, health and safety, maintenance, security and lettings

Liaising with:All staff

Working Time:Full Time/ 52 weeks per year/ 37 hours per week

Salary/Grade:Grade 7 Points: 22 - 25 (GBP21,074 - GBP23,111 pa)

Conditions of service are those specified by the National Joint Council for Local Government Services

MAIN (CORE) DUTIES

Operational Management
* Manage and monitor planned maintenance functions for all on site facilities
* Contribute to the planning and development of premises services and contractors
* Undertake and regularly review risk assessments of grounds, premises and contents, including security risks, vandalism and arson
* Operate as part of a team, involved in planning and with budget responsibilities
* Arrange for regular security checks to be undertaken and advice on how security risks can be minimised
* Manage fire safety equipment and undertake all necessary statutory requirements with regard to fire risk assessment
* Oversee the activities of external contractors on-site and monitor and report on associated budgets
* Make arrangements for an effective response to emergency call out, liaising with police, security and surveillance contractors
* Manage all reactive maintenance
* Monitor performance of service contractors and record performance against specified standards
* Undertake budget monitoring and prepare costed plans for repairs / maintenance and building activities as required
* Prepare specifications for contracts for tender
* Take a lead role in planning, development and organisation of systems / procedures / policies
* Manage and Monitor all Portable Appliance Testing across the school

Maintenance
* Arrange regular service visits
* Undertake routine maintenance and repairs
* Undertake regular site inspections
* Identify defects and record repair and maintenance requirements
* Ensure that heating and lighting systems are maintained and operated
* Provide emergency access to the school site
* Undertake specialist cleaning tasks
* Coordinate deliveries to the school site
* Be responsible for ensuring the maintenance / quality / safety of specialist equipment
* Demonstrate and assist in the safe and effective use of specialist equipment / materials
* Provide highly specialist advice and guidance as required

Self-Evaluation/Responsibilities
* Be able to prioritise workload and adhere to schedules
* Undergo First Aid at Work, Manual Handling, Working at Height and Portable Appliance Testing training etc., and update courses as required
* Be aware of and comply with policies and procedures relating to child protection, health, safety and security and confidentiality, reporting all concerns to an appropriate person
* Contribute to the overall ethos / work / aims of the school.
* Recognise own strengths and areas of expertise and use these to advise and support others
* Ensure compliance by self and others with all health and safety policies and procedures
* Ensure safe use by self and others of equipment and materials
* Establish constructive relationships and communication with contractors and other agencies / professionals
* Attend and participate in regular meetings

Management Information:
* Ensure building systems and assets are accurately recorded and maintained using the school MIS system
* Prepare regular reports on completed and pending maintenance issues
* Prepare regular Potable Appliance Testing reports

Management of Resources:
* To contribute to the process of the ordering and allocation of equipment and materials
* To assist the Business Manager in identifying resource needs and to contribute to the efficient/effective use of resources

Additional Duties:
* Be responsible for the management and supervision of lettings including premises lettings and associated income
* Ensure the safe use of the school's mini bus, ensuring safety checks are carried out and recorded
* Drive the mini bus as required
* Be responsible for the routine cleaning of the mini bus
