My Client based in the West Midlands is currently seeking a Scheme Manager for their Older Persons scheme. This role will be initially for 6 months with a view to extend. Please find below details of key tasks. 1. Provide information and advice to help staff and tenants make informed choices about the options open to them. 2. To liaise with external bodies such as the benefits agencies, DWP to maximise residents income and minimise arrears. 3. Provide advice on rent and service charge payments and help with claims for benefit entitlement. 4. Co-ordinate and monitor the high volume of minor repairs, maintenance contracts and re-investment programme of works in accordance with response times for tenants. 5. Maintain Health and Safety requirements in accordance with Health and Safety policies and the site-specific risk assessment. Carry out fire alarm, emergency lighting, alarm system checks and other checks to the required timescales. 6. Carry out regular site inspections, involving tenants in the process. 7. Ensure that tenants are aware of their rights and responsibilities in the tenancy agreement or lease. 8. Ensure that tenants rent and service charges are paid and that arrears are minimised. 9. Monitor arrears of rent & service charges and take action in accordance with rent arrears policy and procedures. 10. To be familiar with entitlements to welfare benefits including: Housing Benefit, Council Tax, Income Support, Family Credit, Child Benefit, Social Fund Grants and Loans, Incapacity Benefit.
