Site Caretaker

Approx. - 20 Hours per week

Omnia Estates is a dynamic property management company managing a diverse portfolio of mixed use, commercial and residential properties. Our team is renowned for its ability to add value whilst exceeding the expectations of property owners and occupiers. Our client list varies from small management companies with ten apartments, management companies with a few hundred properties, right through to large investment companies holding large property portfolios.
We are currently looking for a Caretaker to enhance the service at one of our city centre apartment buildings in Birmingham.

The successful candidate will be working closely with the Property Manager and our Lettings Team to ensure that the property is well maintained always.

General Skills and Duties

- Liaise with Property Managers, Lettings Team, and Head Office
- Maintain personal hygiene, health & safety
- Use of hand tools
- Use of personal protective equipment
- Maintain a positive public image
- The Caretaker will monitor the condition of the premises
- Replenish supplies as and when required
- Report lighting failures and replace light bulbs as appropriate
- Report dangerous building fabric issues
- Report and attend to blocked gullies and drains
- Report and attend damaged signs
- Maintain corporate notices, notice boards and signage
- Support on-site Lettings Staff with Property viewings or lettings enquiries
- Undertake building inspections
- Report all maintenance issues to head office
- Liaise with external contractors as required
- Monitor CCTV coverage
- Provide a visible presence around the property
- Sign contractors in and out of the building

Cleaning

- Litter picking as required
- Empty waste containers and keep waste areas clear
- Remove graffiti to hand-reach height
- The Caretaker will keep residential bins store area clean and tidy
- Clean bins as required
- Flatpack cardboard as required
- Report fly-tipping to head office

Health & Safety

- Assist management in the keeping of safe access and egress from site
- Assist management in the keeping of small hand tools and equipment
- Assist management in the need to keep the premises secure.
- Identify and report hazards within the buildings
- Support site staff as and when required

Task Specific Services

- Weekly Fire Alarm Testing
- Monthly Fire Extinguisher Inspections
- Monthly Inspection of Fire Doors
- Monthly Inspection of Fire Intercoms
- Monthly utility meter readings
- Monthly testing of Lift Auto-Dialler
- Any other duties which may be required.

Skills and knowledge: Essential

- Excellent communication skills
- Excellent problem solving skills
- Knowledge of general maintenance, practical DIY, and health & safety
- Understanding of residential lettings and property management
- Good time management skills
- The Caretaker musy have a good command of the English language
- Some property experience and a willingness to learn
- Accuracy and Attention to detail
- Good organisation skills
- Polite and well presented
- Confident telephone manner
- Demonstrate proactivity and have the ability to multitask
- Able to work according to set procedures and follow instructions.
