Job Purpose

Working alongside your customer you are responsible for the development and delivery of all capital investment projects, including conversions and major refurbishments, within Craft Union. You will be responsible for delivering these projects, within a defined capital budget, using a team of property professionals in conjunction with out-sourced consultants and suppliers. You will deliver high standards of cost control, value and service excellence, to deliver best in class pubs, which are fit for the future. You will ensure capital is spent to underpin delivery of the best financial returns, income growth, excellent operational performance as well as the Group strategic objectives. In doing so, you will be at the forefront of innovation, exceptional customer service and delivery of best value to ensure every pound is spent wisely.

With the Operations Director you will plan and implement the delivery of capital investment activity to grow the business, delivering both excellent operational performance and optimal financial returns. The Head of Development is responsible for developing a property and maintenance strategy, which will be delivered by the Property Services Team, providing reactive and planned maintenance programmes.

The Head of Development is accountable for all investment activity within Craft Union and is expected to work proactively with the Operations Team to facilitate the best use of all property assets.

Critical to the role will be your inspirational leadership of a team of property professionals who will strive relentlessly for results. You will ensure learnings are shared across the wider Group, creating a culture of success and exceptional customer service whilst remaining true to the Group values.

We are the largest pub company in the UK, with over 4,500 properties that are predominantly run as leased and tenanted pubs. We aim to partner with entrepreneurs passionate about pubs, by granting leases and tenancies to the best publicans. Core Accountabilities

Drive the capital investment program

Through an in-depth knowledge of the industry and new trends, evolve innovative design solutions to meet the changing needs of the businessDefine Craft Union design templates and processes to effectively and efficiently deliver high quality, innovative major developments and conversions. Periodically review business templates and specifications to ensure they remain suitable and fit for purpose enabling the business to evolve. Ensure at all times that the templates are used to reduce design time and to provide cost certainty as opposed to them being used inappropriately and driving up cost.Develop, alongside the Operations Director, an annual investment plan for Craft UnionDeliver the approved budget through your direct reports. You will provide both leadership and resource capability by undertaking a range of activity yourself.High standards of cost controlProvide regular updates to the business of the project pipeline and the progress of projects ensuring definitive timelines are established for each individual project to minimise transition costs.Submit project appraisal summaries and appropriate documentation to gain approval for al investmentsMaking best use of available resources, introduce a model for forecasting development costs for initial site evaluationWorking with the Operations Director, monitor post audit sales and ROI, ensuring corrective action is taken as requiredLead and motivate your team, including the development of a network of industry leading external service providers who will drive performance through the delivery of world class customer serviceDevelop a Life Cycle Maintenance Strategy

Develop the planned preventative maintenance programmeDesign schemes which minimise the life cycle economics of on-going maintenance and develop a whole life cost approach to investmentProvide the Craft Union Board with an oversight of PPM and reactive maintenance expenditure and issuesPeriodically review the approach, consult with operations and adapt as necessaryDevelop and share best practice within the Group

Share and adopt agreed best practice and innovative solutions across the groupDeliver exceptional service standards through high quality communicationSeek, influence and adopt consistent ways of working and reportingDefine, develop and introduce energy saving and environment friendly construction initiatives.Identify trapped value in upper floors and associated land, ensuring opportunities are not sterilised and recommending the transfer of assets to Enterprise Commercial Properties in order to extract optimum income and asset value.Adopt and demonstrate the Group valuesProcurement

Proactively support and work alongside the Cost Management Team and Procurement Team to develop new ways of working and to drive benefits from all investment activity and associated purchasingEnsure Best Value is achieved through appropriate specification and the use of centrally negotiated contracts where appropriateDevelop and implement robust Group processes to ensure that all property expenditure is appropriately interrogated, approved and controlledHealth & Safety Management

Implement a rigorous approach to Health & Safety management, ensuring that all parties under your responsibility adhere to the performance standards as defined by the Group Health & Safety ManagerThrough your team adopt a proactive approach to compliance ensuring that Company requirements are embraced and that on the completion of all investment, sites are statutorily compliant in accordance with Company PolicyCustomer Service
